OverviewFor building owners
Your building,where their AI runs.
A Node is a private AI room on a floor you already own. You fund the room and host it like elevators and chillers, and Geofabriq designs, permits, builds, runs and bills it. Where your tenants use it, they own or lease the servers; where you use it yourself, you can own the whole Node.
- Room
- 50–250 kW
- Footprint
- 280–1,100 sq ft
- Utility
- No new service
- Permit
- Interior alteration
- Your staff
- None needed
A building system that pays for itself.
The room comes back to you in rent, the servers belong to the occupants who use them, and the work of running it is ours.
An amenity no competing building has
Private AI on the building's own network for the firms, departments and patients already inside. In markets where one office in four sits empty, it is a reason to stay.
Paid for in rent
You fund the room and recover it in rent or a room fee your leasing team sets, like any other tenant improvement. In a shared room the servers belong to your tenants, not to you.
Nothing asked of your staff
Geofabriq runs the room under contract: 24/7 monitoring, certified technicians on a two-hour critical response, maintenance, compliance and spares.
A use for stranded capacity
Towers, hospitals and campuses carry 480 V service, chilled water, generators and fiber, much of it underused since 2020. A Node puts it to work with no new utility service.
Ready for the robots
Fleet managers, video analytics and building automation need a home that keeps running when the internet drops. The Node is that home, with a robot-ready building spec.
A yes from the neighbors
No land, no substation, no rezoning. Load and water are published building by building, full property tax is paid, and no abatement is asked.
Choose the structure that fits the building.
The same room, sold three ways. In every one the people who use the GPUs own them, and Geofabriq earns for building, running and serving the room.
- A
Shared room
Towers, medical office and lab buildings, and developers.
- You fund
- The room only, recovered in rent or a room fee.
- You get
- A building system tenants cannot get elsewhere. Your occupants buy or lease their own servers.
- Your risk
- The room, like any tenant improvement. None on the hardware.
- B
Own the Node
Corporate campuses, private hospital systems and universities.
- You fund
- Room and hardware, from capital or an equipment lease in your name.
- You get
- Private capacity for your own use, on your own network, at one managed-service price.
- Your risk
- The hardware refresh. This is for owners who need the capacity, not a yield.
- C
Serve on your own hardware
Institutions with a facilities team and racks of their own.
- You fund
- Everything, on hardware you already run.
- You get
- Geofabriq's platform, tenant isolation and metering on your GPUs, and the elevator contract if you want it.
- Your risk
- Yours, as today.
Building new? A Node shell specified at design time costs a fraction of a retrofit and is carried in the building's budget like any other system. One Host Agreement covers a room and survives a sale; a portfolio agreement covers every building you want in.
From survey to a running room.
High-infrastructure buildings only: three-phase service, chilled water or roof rights, fiber and a room that can be secured.
- Two weeks
Survey
Electrical, mechanical, structural and fiber, and what the room would cost.
- Design
Permit
MEP and fire design to NFPA 75 and NEC 645, permitted with the city as an interior alteration.
- Build
Retrofit
A fixed-fee build, with long-lead switchgear and UPS ordered ahead.
- For life
Run
The elevator-service contract, for as long as the building stands.
